A boutique Property Management and Real Estate company is looking for a can-do *Real Estate Property Manager* to handle property management for multiple properties.

Experience with Office Building and Residential sought.

_*Job Description*_

This position supports the management of commercial and residential real estate in accordance with the management agreement for the assigned properties. The Property Manager is involved in all aspects of day-to-day operations of the properties, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, etc. Will handle tenant complaints, service requests and must be familiar with the terms of tenant leases and assist in the preparation of the annual budget, reporting and financial performance of the properties.

A property manager is responsible for setting the rent price; advertising and marketing a property; preparing vacant units for rent; screening and selecting quality tenants; preparing the lease agreements, handling complaints and other issues; collecting rents and adjusting its price; taking care of property maintenance and repair; contacting and supervising contractors; handling evictions and moving out; record-keeping and documentation.

To be successful, a property manager should possess market knowledge, interpersonal skills, follow-up skills, decision-making skills, bookkeeping expertise, and ability to be firm when needed

_*Qualifications & Skills for Property Manager*_

--- *5 years' experience* Real Estate industry experience; _residential and commercial_

--- Proficiency in Microsoft Office (Excel and Word) and *Appfolio* or similar software

--- Exemplary planning, multi-tasking, and time-management and organizational skills

--- Exceptional verbal and written communicator

--- Proactive approach to problem solving (critical thinker), resourceful

--- Professional, reliable, communicative, and open to feedback

--- Active learner: taking initiative comes naturally

--- Highly detail oriented with excellent record keeping and organizational skills.

--- Be able to multitask and meet deadlines in a fast-paced work environment.

--- Proven ability to comply with operational policies and procedures, codes, and regulations

--- Real estate license will be required (or will obtain within 90 days of employment)

*Job Responsibilities*:

--- Bottom line responsibility to owners; main point of contact; monthly review of owner reports to verify property is operating well and explain variances

--- Manage the financial performance of the property by overseeing rents, occupancies and expenditures. Analyze monthly performance and budget projections, discuss strategies with Senior Property Manager and complete annual asset business plans and budget forecasts.

--- Oversee, maintain, and inspect all designated buildings and properties

--- Oversee daily leasing paperwork and proper completion of service requests.

--- Assigns and proofs all leasing paperwork

--- Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies and lease compliance as well as federal and local regulations

--- Select tenants through interviews and background checks, facilitate Move in and Move out process

--- Supervise resident retention, renewal and leasing programs to maintain maximum occupancy. Establish and maintain relationships with tenants. Address tenant complaints, violations, and problems

--- Prepare the annual budget and report on financial performance regularly

--- Prepare and maintain all records, correspondence, and files

--- Respond to building emergencies

*Field work is essential, requiring you to travel to your portfolio properties daily (mileage paid).*
